They are in serious denial about the true value of their home after the past several months of dropping home prices. Apparently current sellers who purchased their homes within the last few years, are the most serious offenders. They are overpricing their homes by about fourteen percent. Sellers who purchased their homes earlier are still trying to sell overpriced homes, but are not as unrealistic. This is probably easy to explain. People with newer mortgages probably need to get more money from the sale in order to make up for their loan balance, closing costs, and other selling costs. Homeowners with older notes may not need as much cash to clear their loans and come to the closing table without writing a check. In addition, some of these later purchasers seem to think they bought after the bubble burst. 		<description><![CDATA[Are Reverse Mortgages Bad or Good? There has been a lot of talk about reverse mortgages as a way for seniors to leverage their home ownership into some extra income. Just as with any other business deal, especially one involving something as important as  home ownership, it is important to examine the pros and cons in detail. These transactions can provide the relief of extra income for some seniors, but they will not work out well for everybody. What Are Reverse Mortgages? These programs allow seniors, usually over age 62, to withdraw some of their home equity in cash. This comes in the form of a loan against home equity. The recipient may get a line of credit, lump sum cash payment or payments made over time. It can provide a tax free source of income or cash to supplement social security or other retirement accounts. Well it is an actual small house, maybe with less than 100 square feet.  Some are stand-alone, while others have wheels so they are easy to move. The idea is catching on because these little elf dwellings are really flexible and can be affordable alternatives to many other types of housing. They may be similar to a moblie home, but are usually better constructed and even visually pleasing. The examples we saw resembled small cabins, and they even had little front porches. I had family cell phone plans and a traditional land line. When I added up all the bills, plus the taxes and extra fees, I was pretty disgusted. Well, my solution was to get Internet cell phone service for my home phone for $10 a month, and then to lose the traditional land line service. If you live in a hot climate like I do, or even a place where the summers get very warm, a fan really can help you stay cooler in the summer while using less energy for your A/C. Keep in mind, though, that fans cool off people by blowing air on our skin. They don&#8217;t really make a room cooler. So it is a good idea to shut the fans off in rooms that are not in use. However, this is a big advantage. Most of us in hot climates have central air, so our whole house must be cooled if a room is cooled. Of course you can go around shutting vents, but that is probably not something you do. And a fan does not take that much power to run, and can probably be operated for pennies a day. So a room that would only be comfortable at 72 degrees without a fan could be comfortable at 79 degrees with a fan.
